Renting a property is usually most people’s first steps to independence, without spending a huge sum of money on buying a property. It is also a great way to become familiar with an area which you may decide to buy later on.

PROCESS OF RENTING

Renting can be a confusing process, so here is a quick guide to the process with Nina Letting Agents.

Searching

The first step to renting a property is deciding on your search area of where you would like to live and what your budget is. We have a variety of different properties to choose from all across Barry. Visit our Property Search page to start your search today.

Agency Fees

Once you have found a property you like, we will need to carry out a number of checks on behalf of the landlord. This includes job references and credit checks. There is a small fee to carry out these checks. Please see below details of our fees:

 

Before Moving In

 

Reservation Fee

The fee that is paid to reserve the property, processing the application and associated paperwork.

An external referencing agency are used to undertake the following:

  • Identity, immigration and Visa checks.
  • A financial assessment and credit check; and any other relevant information to assess affordability.
  • Current/ Previous Employer.
  • Landlord Reference (where applicable).

Includes the provision and execution of all legal documentation ie. Tenancy Agreement etc. Ensuring that the property is ready for your occupation and producing an inventory that protects both tenant and landlord interests. Collection and processing of your rental payment and bond deposit. Registration of bond deposit within TDS if property is managed by agent.

One Person £200 inclusive VAT

Two Person(s) £250 inclusive VAT

 

Guarantor Fee

In the event of your personal application returning as requiring a Guarantor, this fee will become applicable. Guarantors will be required to be referenced in the same way as Tenants.

£50 inclusive VAT

 

Deposit

One Calendar Month’s Rent + £100

Prior to moving in you will be required to pay a deposit. This will be one calendar month’s rent plus

£100. In the event of your Landlord agreeing to a pet living at the property your deposit will be one

Calendar month’s rent plus £200 (Subject to change, varying from Landlord instruction). Additional deposit is to cover potential damages that the pet may cause to the property, gardens or grounds. This forms part of your registered deposit.

 

During your Tenancy

 

Contract Amendment

In the event that changes need to be made to your rental contract, amending terms and updating your tenancy agreement during your tenancy.

£50 inclusive VAT

 

Renewals

In the event that you wish to sign a new fixed term contract following a previous fixed term ending. All contracts will automatically enter into a periodic contract if a new fixed term is not agreed.

£100.00 inclusive VAT

 

Early Reletting Fee

In the event that you wish to leave your contract early; and whereby all parties agree an early release from the contract.

£200.00

 

Missed Appointments

All appointments are arranged in advance during the tenancy. If the agent visits the property for pre-arranged appointment that has been confirmed with the tenant, and the tenant is not present; a fee will apply.

£20.00 (per visit) inclusive VAT

Move in date

Once all checks have been completed and both yourself and the landlord are happy, we can start arranging a move in date. Sometimes there are already tenants in the property so we will allow them the allocated time to move out and if there are any maintenance jobs required we will carry these out before you move in. All of our properties are professionally cleaned before any new tenant moves in.

Moving day

Finally, moving day is here and it’s time to collect the keys! On the day you move in, you will need to come to the office to finalise all the formalities. You will be required to pay a deposit which will be placed into a deposit protection scheme until you vacate the property. This deposit varies on the property you are renting, but is fully refundable as long as the landlord is happy with the condition the property has been left in. You will also need to pay one months rent on the day you move in.

You will then have the keys to your new home.

 Removals

Take the hassle out of having the contents of your property removed.

Packing and removing furniture and belongings can be extremely time consuming and sometimes stressful, so if you require a removal company we are happy to obtain quotes and arrange your removal on your behalf. Alternatively if you require items to be stored we are happy to speak to the relevant people and obtain quotes.

Tenancy Deposit Scheme

When you rent a property, it is imperative that you make sure your deposit is protected. At Nina Letting Agents we register all of our tenancies with the Tenancy Dispute Service. We make sure both yourself and the tenant receive a copy of their certificate confirming the deposit has been registered so that you can be rest assured your deposit is in safe hands until the end of the tenancy. We also confirm all the details of where the deposit is registered in the Tenancy Agreement – all parties can then be sure of where the deposit is and who to contact should be a problem arise.
