31 May Cost effective tips for selling your home faster
Summer is just around the corner and now may be the time you’re thinking about selling your property and finding your next dream home. But what if you’re current property could do with some TLC to help it reach its full selling potential? We have our top tips for home maintenance, that won’t break the bank, before you decide to sell – or even fall in love with your property all over again!
Declutter. Remove any excess items that have accumulated over the years. Recycle, give them to charity or even sell the items you no longer want, need or use. Potential buyers need to envisage themselves living in there and often buy into a lifestyle as much as the property – so show off the attractive side of your lifestyle.
A fresh coat of paint. You’ll be surprised how much a fresh coat of paint can bring life back into a room again. If your décor is dated, or looking a little worse for wear, a coat of neutral paint on the walls, can make a room feel bigger and brighter. Plus, it helps buyers picture their furniture and possessions in the room, better than if it was painted lime green or purple.
Fix and Clean. Fixing that broken door handle, tidying up the garden or filling in that hole in the wall and cleaning until everything sparkles, can make a huge difference in what kind of first impression you give to potential buyers. Bad smells are one of the biggest turn offs for prospective buyers, so clear drains, open windows to get rid of cooking and pet smells and remove furniture that is embedded with cigarette smoke.
Kitchen update. The kitchen is the most valuable room in the house, so it’s important it looks it’s best. Installing a whole new kitchen can be expensive, so if your budget doesn’t stretch that far, things like changing the fronts of your cabinets or the worktops can be a cheaper alternative. Also, declutter work surfaces and even investing in some new kitchenware can brighten a kitchen up. Plus, make sure the kitchen is spotless!
Make it look pretty. Buy some fresh flowers, have a bowl of fruit on the table and make sure windows are dressed with blinds or curtains can make your property look homely and loved. Remove pet beds/litter trays/food bowls from sight, just whilst viewings are taking place too as this can be off putting for some viewers.
