Buying your first home is an exciting prospect. Whether you’ve been living at home with parents or renting elsewhere, the ability to own your own property and set up home is amazing. However, before you decide on which colour scheme to paint the living room, as first time buyers you may have a number of questions of how you even get to that stage.

Check your affordability
Before you start looking at houses, it is always a good idea to check what you can afford first. Understanding what mortgage you can get and what deposit you can put down, will help you decide what kind of property you can realistically afford. You can get a mortgage from an Independent Financial Adviser (IFA), mortgage broker or lender.

Decide on what it is you’re looking for in a property
Knowing what you want when you buy a property can help narrow down prospective properties when you start looking. For example, how many bedrooms would you like? Do you have a specific location you would prefer to live in? Is a garden important? Maybe a large kitchen? Any “requirements” you have for the house will give you a goal to focus on.
House hunting begins!
Buying a property will be your single biggest purchase of your life, so you want to make sure it’s right. Once you’ve decided what it is you are looking for and how much you can afford, you can start contacting estate agents. Looking online, as well as on social media for properties for sale in your area. Once you start looking you will realise what you can get for your money and what is currently available. Try not to feel too disheartened if what you’re looking for isn’t on the market just yet. Speak to your local estate agents, as they will have a good understanding of the market and the local area.

So you’ve found your dream property, you’ve made an offer and it’s been accepted! Now is a good time see your Financial Adviser to sign the mortgage papers if you are mortgage reliant. Instruct a Solicitor – Nina Estate Agents can recommend.
Once your offer and mortgage have been finalised, your contracts will be drawn up by your Solicitor and sent to you for you to sign.
Completion and key collection!
Once you’re happy with the contract and it’s been signed you will need to arrange a mutually convenient completion date where you will be able to collect the keys to your new home! Don’t forget to organise a removal company too if you plan on using one!
