Many of our clients fully utilise our Property Management Service which eliminates some of the pressures of being a landlord. As well as this, we will carry out a thorough reference and credit check on your tenant, draw up a tenancy agreement, move them into the property and notify the relevant utility companies.

Landlord Services

FREE Valuation

We offer a free valuations on properties so we can advice you on the best rental prices for that particular area. We regularly complete valuations so are able to provide accurate information regarding property prices within the area. In our valuations we take into consideration local benefits, such as whether your property is located close to the best local schools, recreational areas, shops and transport links.

Marketing your property

One of the first steps we need to take will be to market your property to ensure it reaches potential tenants. All of our properties are listed on our website, with the full description, details and images that are provided. Your property is also listed on all major property portals for free.

Accompanied Viewings

We always ensure that all viewings are carried out with at least one of our agents present. We will never allow a viewer the keys to your property to carry out a viewing on their own. Not only is this for your peace of mind, but we also like to ensure we are on hand for any questions viewers may have at the time.

Vetting and reference checking tenants

Once an interest has been expressed in your property by a tenant(s) we will always carry out the necessary checks to ensure the tenant(s) are suitable by meeting the professional and financial criteria you initially set. This will include employment references, family status, lifestyle choices, for example smokers/non-smokers and credit checks.

Tenancy Agreement

Once both yourself and the tenants are happy with the property, rent, fess, etc. we will invite both parties to read and sign the tenancy agreement. Once this has been completed we will collect the deposit, which we advise is stored in a deposit protection facility, the first months rent and hand over the keys to the tenants. All monies will be paid to you directly.

Property Management

 Once your tenants are in the property we will take care of everything. As and when maintenance issues arise we will send in our approved team of contractors as soon as possible to remedy any problems. Periodically we will inspect the property to ensure that the tenant is taking good care of it and also to advise you of any ongoing maintenance we recommend to keep the property in good order.

Landlord Fees

Administration fee of £240 inclusive VAT (£200 + VAT)

Management fee of 10.8% of rental per calendar month inclusive VAT

(9% + VAT)

Client money protection (CMP) is provided by Property Mark
