Reference Check
To ensure a reliable and responsible tenancy, we will request references from you based on the information you have provided. This may include employment references, previous landlord references, and a credit check. Rest assured that all information you provide will be treated confidentially and in accordance with data protection laws.
Licence Contracts
Once the reference checks are complete and you have been approved as a suitable tenant, we will provide you with our license contracts. These contracts outline the terms and conditions of the tenancy, including rent payment details, tenancy duration, and any additional agreements. It’s important that you thoroughly read and understand the information contained in the contracts. If you have any questions or concerns, our team is available to assist you.
Move-in Process
Before your move-in date, we require the bond payment to be made. This bond will be held securely with the Tenancy Deposit Scheme (TDS), providing you with peace of mind. Additionally, we request that the rent for the first month is paid in advance. Once these requirements are fulfilled, we will arrange the key handover and walk you through the property.
Inventory and Meter Readings
To document the condition of the property, we will conduct an inventory before your move-in. This includes taking detailed notes and photographs of the property’s condition. We will provide you with a copy of the inventory report to review and sign, ensuring that you are satisfied with its accuracy. We will also take meter readings and notify the utility providers of the new tenancy.
Reporting Issues
Should any issues arise during your tenancy, we encourage you to report them to us immediately via email. This ensures that we can address the problem promptly. We will communicate with the landlord on your behalf and, with their authorization, obtain quotes from our trusted contractors to resolve the issue. Once the landlord agrees, we will commence the necessary work.
Property Inspections
Twice a year, we will conduct thorough inspections of the property to assess its condition and identify any maintenance or repair needs. These inspections are conducted in accordance with the agreed-upon notice periods and serve to ensure that the property remains in good condition.

Landlord and Tenant Fees Overview
In accordance with the Consumer Rights Act and Schedule 9 regulations, we are committed to transparency in our fees. Below is a summary of the fees associated with renting a property from us.
Fees for Tenants
- Holding Deposit:
- Amount: equivalent to one week’s rent e.g £800pcm holding fee £184
- Purpose: To secure the property while referencing checks are conducted.
- Security Deposit:
- Amount: five weeks’ rent e.g £800pcm deposit £923
- Purpose: To cover any damages or unpaid rent during the tenancy.
- First Month’s Rent:
- Amount: of rent per calendar month
- Due: On or before the start date of the tenancy.
- Early Termination Fee:
- Amount: equivalent to three months management fee e.g 9% + VAT equivalent to 10.8% incl of VAT = £800pcm fee £86.40 x 3 months = £259.20 incl of VAT
- Description: Charged if a Landlord wishes to terminate their management early, covering costs incurred.
- Key Replacement Fee:
- Amount: as per quote from locksmith depends on the type of lock
- Description: Charged for the replacement of lost keys or fobs.
Additional Information
- Payment Methods: We accept payments via standing order or bank transfer. We no longer take cash nor cheques.
- Refunds: All fees are non-refundable unless specified otherwise.

Rental deposits, also known as bonds, are securely held in a government-approved Tenancy Deposit Scheme (TDS). This ensures that the funds are protected throughout the tenancy. The TDS safeguards the deposit until the end of the rental agreement, at which point it can be returned to the tenant or claimed by the landlord based on the condition of the property.
